The Role

We are seeking a Finance & Asset Manager – Real Estate to oversee the financial strategy, investment performance, and asset management of our growing real estate portfolio. This role will be instrumental in evaluating opportunities, managing financial models, optimizing investment returns, securing project financing, and ensuring the long-term success of our assets. The ideal candidate has a strong background in real estate finance, investment analysis, and asset management and thrives in a fast-paced, entrepreneurial environment.

Key Responsibilities

Financial Strategy & Asset Management

  • Develop and maintain detailed financial models for real estate assets and new developments, including pro formas, return metrics (IRR, NPV, equity multiples), and cash flow forecasting.
  • Analyze asset performance, identifying opportunities to maximize value, optimize rental income, and manage expenses.
  • Conduct cost-benefit analyses for affordable housing initiatives and energy efficiency programs (e.g., MLI Select).
  • Monitor portfolio risk and financial exposure, implementing strategies to mitigate potential challenges.
  • Support strategic decision-making by providing financial insights on acquisitions, dispositions, and capital expenditures.

Debt & Equity Financing

  • Structure and secure financing for wholly owned, co-owned, and co-investment projects.
  • Prepare underwriting reports and financing packages to support loan requests.
  • Work with lenders to satisfy prefunding conditions and optimize loan terms.
  • Support senior leadership in securing term debt, take-out loans and construction financing.
  • Oversee applications for grants, incentives, and CMHC-backed programs (e.g., Seed Funding, Co-Investment, MLI Select).

Investment Analysis & Development Support

  • Collaborate with internal teams and external consultants (appraisers, quantity surveyors, legal advisors) to ensure project financial feasibility.
  • Prepare investment reports for stakeholders, tracking key project metrics and financial performance.
  • Identify opportunities to enhance project margins through financing strategies and cost optimizations.
  • Assess land acquisition opportunities, unit mix strategies and development budgets to maximize investment returns.

Insurance & Risk Management

  • Manage property, corporate, and construction insurance policies to ensure adequate coverage and compliance.
  • Oversee captive insurance structures and manage performance and development bonds.
  • Conduct financial risk assessments for acquisitions, purchase agreements, and development projects.

Market Research & Industry Insights

  • Stay informed on real estate market trends, economic conditions, and regulatory changes that impact development and financing.
  • Conduct competitive analysis to inform investment decision-making.
  • Provide leadership with actionable insights to ensure portfolio performance and mitigate financial risks.

Qualifications & Experience

  • Bachelor’s degree in finance, accounting, real estate, economics, or a related field.
  • 5+ years of experience in real estate finance, asset management or investment analysis.
  • Expertise in financial modeling, underwriting and investment analysis within the real estate sector.
  • Experience securing construction financing, term debt, and CMHC-backed programs.
  • Strong knowledge of real estate financing structures, development budgets, and risk assessment.
  • Proficiency in Excel; experience with other real estate financial software is an asset.
  • Exceptional analytical, problem-solving, and communication skills.
  • Ability to work collaboratively in a fast-paced environment and manage multiple priorities.
